Paid by the seller according to how high a price the home sells for, a conflict of interest. The higher the price – the greater the commission. A conflict of interest. Cannot comment on the condition of the home, what the seller paid for the home, or what the home may be worth. Will point out the negative, as well as positive aspects of the home, try to determine what the seller paid for the home, assessed value, and prepare a comparative market analysis.  This is not an inspection but value analysis.
May eliminate for sale by owner homes unless a one party listing is signed between seller and agent.  The agent then works for the for sale by owner, not you. Will work to acquire the best house possible, at the best price possible, from any seller — whether for sale by owner or listed by an agent.
May offer to sign a contract to work with you as a buyer agent, even though the primary goal for the company is to sell homes for the highest price possible.  In essence, the agent is promising to work at cross purposes to his company – a conflict of interest. Will sign a contract to work for you as an Exclusive Buyer Agent.  That means we do not have a product (houses) to sell you, because we only work for buyers.  We have avoided this conflict of interest.

To capitalize on buyer agency, traditional brokers/agents may now act as buyer agents.  Before selecting a buyer agent ask yourself, “Will the agent act as a buyer agent on my behalf all of the time, or might the agent sell the home to someone while also acting as a traditional agent?”

My point?  If you want someone working for you, hire a full time Exclusive Buyer Agent.  Don’t hire an agent who has to check which “hat” he or she is wearing before going to work. Your choice will affect your financial future.
